Permits and home improvement guidelines
When a permit is typically required
The City of Waukesha indicates you generally need a building permit when your project involves an addition or changes to the exterior or interior of your home, or any electrical, heating, or plumbing work.
Common permit triggers homeowners should watch for
Exterior examples the City calls out include: changing window or door opening sizes, installing a swimming pool, adding a screened porch, building a new shed, garage, deck, house, or hard surface driveway, and installing a hot tub. Decks specifically require a building permit with plans and a site survey, and any new electrical work requires a separate permit and inspection.
Homeowner application rule, important
Only homeowners who live at the job address may submit certain residential permit applications. Homeowners must create a public account in eTRAKiT, and the City notes that homeowners must sign a “Cautionary Statement to Property Owners” as part of the submittal.
How to apply and track permits
Waukesha uses eTRAKiT for permits and violations. You can also search permit and violation records there.
Inspections, how scheduling works
For active electrical or plumbing permits, inspections can be scheduled online through eTRAKiT. For building permits and occupancy permits, inspections are scheduled by email or phone with the City’s building permits and occupancy staff.
